Landlord’s cycle

Once we have carried out a valuation of your property, an asking price will be set and if you are happy with our terms and conditions we will arrange an advertising plan for the property. We will devise a marketing strategy for the property to attract maximum interest and attention is achieved. We aim to let out your property within 0-10 day period. It is our aim to let your property as soon as possible and to keep void periods between tenancies to a minimum.

As soon as we have found suitable tenants for your property you will be informed of their offer and the proposed moving in date. We will then carry out reference checks, organise an inventory, inspections and ensure that all the administration work is up to date.

Keys are never given to a tenant until Locus Estates are in receipt of cleared funds.

Our objective at Locus Estates is to provide you with professional service that will reduce any problems by keeping you informed and advised throughout the whole process of letting your property.

Tenant Cycle

  • Register with Locus Estates
  • Receive email with existing property matches
  • Attend accompanied viewings 9-7pm Monday to Friday and 10-4pm Saturday
  • Pay £500 preliminary monies to reserve property
  • Pay balance of moving in monies
  • Collect one set of keys per tenantArrange standing order mandate for monthly rental payment
  • Register with utility companies/Council Tax
